Short answer
In Singapore, private residential properties generally cannot be let for stays under three consecutive months, and short-stay accommodation in non-residential buildings needs the right approved use and licensing, such as a hotel licence. Shophouse owners should confirm current URA rules before listing on any short-term platform.

The rules in plain terms
| Property type | Short stays (under 3 months) |
|---|---|
| Private residential (including residential shophouse) | Generally not allowed; minimum stay rules apply |
| Commercial shophouse approved for hotel use | Possible with correct planning approval and licensing |
| HDB flat/shop | HDB rules apply; short stays not allowed in HDB flats |
Why shophouse hotels exist legally
Boutique shophouse hotels operate because the buildings have approved hotel or similar use and the operators are licensed. That is different from a private owner listing a home.
