Tanjong Pagar shophouses

CBD-fringe conservation stock between Maxwell Food Centre, Duxton Hill and the Tanjong Pagar office towers.

Parent district: District 01–02 CBD. This page is the neighbourhood layer — street character and use mix for Tanjong Pagar, not a live price list.

Street character

Tanjong Pagar is the working edge of the historic Chinatown conservation belt — five-foot-ways and two- and three-storey shophouses pressed against the office towers that replaced the old docks. The Tanjong Pagar Conservation Area, gazetted in the late 1980s, covers streets such as Tras Street, Craig Road, Teo Hong Road, Duxton Road and the lanes that feed Keong Saik and Duxton Hill. Pedestrian traffic is a blend of weekday office lunch, evening F&B, and residents from the nearby condos — not a single tourist strip.

Compared with Telok Ayer, the streetscape here is more mixed: some fully restored restaurant shells, some still-modest trade frontages, and side lanes that stay quieter after dark. Maxwell Food Centre and Tanjong Pagar MRT keep daytime footfall honest. Buyers who only know Club Street often under-weight how quickly character changes one block toward Peck Seah or the CTE viaduct.

Typical use mix

Ground floors lean F&B, wine bars, and specialty retail; upper floors are boutique offices, private dining, or storage for the operator below. Full commercial zoning is common on the core conserved streets, which is why family offices and owner-occupier restaurateurs treat Tanjong Pagar as a commercial-for-sale hunting ground rather than a residential terrace play. That said, lots on the residential-leaning edges (toward Blair Plain and Neil Road) can be mixed or residential — never assume from the façade.

Tenure and conservation notes

Freehold commercial conservation lots appear regularly in this pocket; 999-year stock is more characteristic of Telok Ayer and Amoy Street than of Tanjong Pagar proper. URA conservation controls typically require façade, roof form and five-foot-way retention, with more flexibility at the rear — the usual Grade 2 commercial pattern. Confirm the specific conservation status and any approved envelope on the lot, not the street.

Stamp duty follows zoning. Full commercial lots generally attract buyer stamp duty on commercial rates without ABSD; mixed or residential lots do not get that treatment. Read the ABSD commercial vs residential breakdown before you model a bid. Restoration cost for timber shutters, tiles and roofscape should sit in the underwriting, not as a surprise after exchange.

Who buys or leases here

Buyers are typically F&B owner-occupiers, small professional firms wanting a CBD-fringe address, and investors who already understand conservation commercial yields. Tenants want frontage that photographs, a workable kitchen or pantry line, and walking distance to Tanjong Pagar or Telok Ayer MRT. Foreign corporates sometimes prefer this belt when they want conservation inventory with commercial zoning rather than a residential Orchard terrace.

Caveats

Evening noise, loading constraints and neighbour objections are real on the dining streets. Tourism cyclicality is milder than Boat Quay but F&B competition is intense. Quiet lots one street off the cluster can be harder to lease. Always sequence change of use and SFA licensing before committing to a concept-specific fit-out. This page does not quote transaction prices; treat any yield talk as indicative of the asset class, not a live comp.

Frequently Asked Questions

Is Tanjong Pagar mainly commercial shophouse stock?+

The core conserved streets toward Tras, Craig, Duxton and Club Street are often full commercial, but lots toward Blair Plain and some side lanes can be mixed or residential. Verify Master Plan zoning for the specific lot.

How does Tanjong Pagar differ from Telok Ayer?+

Telok Ayer is better known for long 999-year residua and a tighter historic streetscape around Telok Ayer Street. Tanjong Pagar sits against the office belt, with a broader mix of F&B, office and quieter residential-conservation edges.

Which MRT stations serve Tanjong Pagar shophouses?+

Tanjong Pagar (EWL) and Telok Ayer (DTL) are the usual walking references; Maxwell (TEL) is relevant for the Maxwell / Tras edge.

Can I assume F&B use is already approved?+

No. Prior restaurant use helps but does not replace current URA change of use, SCDF, NEA and SFA licensing. Confirm the approved use and any conditions on title and planning records.
