Kampong Glam shophouses

Kampong Glam Conservation Area — Sultan Mosque as the landmark, Arab Street textiles, Haji Lane independents, and Bussorah’s pedestrian setting.

Parent district: District 07–08 City Fringe · Also briefed as Arab Street / Haji Lane. This page is the neighbourhood layer — street character and use mix for Kampong Glam, not a live price list.

Street character

Kampong Glam is a gazetted historic district around Sultan Mosque. Arab Street remains associated with textiles and carpet trades; Haji Lane is the narrow independent-retail and mural lane; Bussorah Street is the pedestrianised approach to the mosque, with cafés and souvenir retail in conserved shophouses. Kandahar, Baghdad and adjoining streets complete a tight walking precinct that feels more destination than CBD lunch corridor.

Tourism and local weekend traffic are both real. The precinct sits between Bugis and the Beach Road / Nicoll edge, so briefs sometimes blur into Bugis or Beach Road. Those are different street products. Kampong Glam’s value is the conserved Islamic-quarter setting and a tenant mix that photographs — with the operating reality of crowds, deliveries on narrow lanes, and mosque-adjacent sensitivities.

Typical use mix

Boutique retail, textiles, F&B, and some lodging or gallery uses where approved. Hospitality concepts appear in conservation buildings but need a proper URA and licensing path — not a hope. Operators who sequence F&B licensing and change of use before fit-out do better than those who copy a Haji Lane look and ask permission later.

  • Haji Lane frontages are small; concepts must fit the plan, not the Instagram crop.
  • Arab Street trade can still be textile-led — conversion is a zoning and neighbour question.

Tenure and conservation notes

Lots are conserved as part of the historic district; façade, roof and streetscape rules apply. Tenure is mixed. Zoning is not uniformly “full commercial no ABSD” — verify each lot via the Master Plan and the ABSD guide. Conservation-aware works are covered in the URA buyer manual.

Who buys or leases here

Independent retailers, F&B operators chasing a destination address, and investors who want city-fringe entry versus CBD trophies. Boutique-hotel hopefuls should run feasibility first. Parent: District 07–08. Cross-read the 2026 investing pillar.

Caveats

Narrow-lane logistics, weekend crowding, and a tenant fashion cycle on Haji Lane that can look busier than the rent roll. Mosque-adjacent operating hours and event days are part of diligence. No invented yields on this page.

Frequently Asked Questions

Is Kampong Glam suitable for boutique hotels or lodging?+

Some conservation buildings support hospitality concepts subject to URA change of use, hotel licensing and conservation-grade constraints. Feasibility studies should precede commitment.

Are Arab Street and Haji Lane the same market?+

They sit in the same historic district but trade differently. Arab Street still carries textile and destination-retail DNA; Haji Lane is narrower independent retail and F&B. Underwrite the specific street.

How does Kampong Glam compare with CBD dining streets?+

Entry prices are typically discussed as lower than Telok Ayer or Club Street, with more tourism and independent-retail dependence. That is a relative observation, not a price quote.

Can I assume commercial zoning throughout?+

No. Confirm Master Plan zoning and approved use for the lot. Mixed or residential remnants change stamp duty and what you can operate.
