Emerald Hill shophouses
Emerald Hill Conservation Area — colourful residential terraces off Orchard Road, bought as homes and scarce heritage, not as Club Street F&B shells.
Parent district: District 09–10 Orchard. This page is the neighbourhood layer — street character and use mix for Emerald Hill, not a live price list.
Street character
Emerald Hill Road is a dead-end conservation street of Peranakan and late-shophouse terraces immediately behind Orchard Road and Peranakan Place. The Emerald Hill Conservation Area protects a low-rise, richly decorated residential streetscape — pastel façades, timber shutters, ceramic tiles, and a five-foot-way that feels like a neighbourhood, not a dining mall. Evening noise from Orchard exists at the mouth of the hill; deeper lots are quieter.
This is the prestige residential conservation brief in District 09–10. It is routinely contrasted with Cairnhill (nearby, more mixed high-rise and terrace) and with Joo Chiat (also Peranakan, more lifestyle-commercial). Buyers who walk Emerald Hill looking for a restaurant site are usually on the wrong page.
Typical use mix
Owner-occupied residences, some long-stay heritage homes, and limited home-office use within guidelines. Customer-facing F&B or retail usually needs formal change of use and is often restricted in this residential conservation precinct. If you need a commercial shell, return to District 01–02 CBD or commercial shophouses for sale.
Tenure and conservation notes
Lots are typically freehold residential conservation terraces — verify title. URA controls on façade, roof form and streetscape are central to why the street cannot be replicated. Works are slow and specialist. Read the URA buyer manual. Because zoning is generally residential, model residential stamp duty and possible ABSD — not “full commercial zoning no ABSD.” That mistake is expensive. ABSD commercial vs residential.
Who buys or leases here
Owner-occupiers and long-hold lifestyle buyers who want Orchard adjacency plus a conserved terrace. Investors who need a 3% commercial yield narrative will be frustrated. Leasing, when it occurs, behaves like prime residential, not F&B psf. See the 2026 investing pillar for lifestyle-versus-yield framing.
Caveats
ABSD, residential financing, conservation works, and almost no retail fallback if you overpay. Scarcity supports values; it does not excuse skipping zoning. We do not publish invented house prices. Compare Blair Plain for a CBD-adjacent residential conservation alternative.

Frequently Asked Questions
Are Emerald Hill houses typically commercial?+
No. Emerald Hill is primarily a residential conservation precinct. Buyers must model residential stamp duty and possible ABSD rather than assuming full commercial zoning.
Can I run a home-based business in a conservation terrace?+
Home-office use may be permissible within guidelines, but customer-facing F&B or retail usually requires formal change of use and is often restricted here.
Why do Emerald Hill terraces command premiums?+
Orchard Road adjacency, a protected low-rise streetscape, and very limited supply of restored terraces create enduring prestige demand among owner-occupiers.
Where should commercial buyers look instead?+
Commercial-oriented buyers typically pivot to District 01–02 CBD shophouses or selected city-fringe stock with explicit commercial zoning.
