Short answer
Singapore shophouse prices per sq ft vary widely by location, tenure, size and condition, so no single figure applies. Prices are quoted either per sq ft of land area or of built-up (gross floor) area, and the two differ materially. Check recent URA REALIS caveats and transactions before relying on any headline psf.

Land-area psf vs built-up psf
Terrace shophouses are landed, so many sale reports quote price per sq ft of land area, while valuers and some brokers quote per sq ft of gross floor area (GFA) or strata area. A building with three storeys on a small plot will look expensive on a land-area basis and cheaper on a GFA basis. Always confirm the basis before comparing deals.
| Basis | What it divides by | Best used for |
|---|---|---|
| Land psf | Site (land) area | Comparing redevelopment or whole-building deals |
| Built-up / GFA psf | Total floor area across storeys | Comparing income-producing floor space |
| Strata psf | Strata unit area | Individually titled shophouse units, where applicable |
What drives psf differences
- Precinct: CBD-fringe areas such as Tanjong Pagar and Telok Ayer generally price above outer-fringe and east-side precincts.
- Tenure: freehold and 999-year stock generally trades at a premium to shorter leaseholds.
- Use class: commercial use with F&B or office flexibility is valued differently from residential-use shophouses.
- Condition and restoration status: restored, compliant buildings reduce a buyer's near-term capex.
- Frontage, depth, party-wall condition and rear access.
- Existing tenancy: lease length and rent relative to market.
