Singapore shophouse neighbourhood guide
Beach Road shophouses
A long commercial boundary road where Kampong Glam's conserved rows meet hotels, 1970s mixed-use slabs and the Nicoll Highway edge.
Short answer
Shophouses on Singapore's Beach Road are a mix of conserved rows near Kampong Glam and older commercial buildings elsewhere along the road. Conservation is lot by lot, so the road name proves nothing. Check the URA status, tenure and approved use of each unit before comparing rents or prices.
History of Beach Road: from seafront to boundary road
Beach Road is named for what it was: a road along the shoreline. According to National Library Board Infopedia, much of it sat on the seafront until land reclamation in the nineteenth century moved the coast away, and the road lost its status as a fashionable address. In the 1822 Jackson Plan, much of Beach Road fell inside the land set aside for the European community, which is why some of its earliest buildings were European villas rather than the Chinese-style shophouses people picture today.
That history explains why the road reads differently from its neighbours. Kampong Glam grew behind it as the Malay and Arab quarter, while Beach Road became a long commercial frontage with hotels, cinemas, clan buildings and trade premises. It is also one of the four boundaries of the Kampong Glam Conservation Area, so a short stretch of it carries the heritage setting and the rest of it does not.
The most useful point for a buyer is that Beach Road has been rebuilt more than once. Mid-century and later developments, including large mixed-use buildings, replaced parts of the older frontage, leaving shophouse stretches that are real but intermittent. Our shorter Beach Road areas briefing takes the same cautious view.

Beach Road is a road with shophouses on it, not a shophouse district, and the difference is the whole due-diligence task.
Streets, blocks and shophouse stock along Beach Road
Treat Beach Road as several short beats rather than one street. The section closest to Bugis and Arab Street shares the pedestrian flow of the Kampong Glam district. Further along, the road is flanked by hotels, office buildings and the large mixed-use complexes of the 1970s. The shophouses that remain are usually two or three storeys, with a covered five-foot way and a deep, narrow floor plate, but their condition and ornament vary a great deal.
The side lanes matter as much as the main road. Haji Lane and Arab Street run off the Kampong Glam side, and Bussorah Street leads to Sultan Mosque. A lot on Beach Road with a clear walking line into those lanes can borrow some visitor traffic; a lot that sits across a busy junction or beside a hotel drop-off usually cannot.
The table below is a way to organise a site walk, not a ranking. It describes stock types you are likely to meet and what each implies, using only general characteristics. Confirm every individual address on URA's conservation portal.
| Block or edge | Typical stock and style | Typical use | Conservation note |
|---|---|---|---|
| Kampong Glam edge (Bugis side) | Two to three storey Early and Transitional-style rows, five-foot way | Retail, F&B, services, small offices | Inside or beside the Kampong Glam CA; confirm the lot boundary |
| Raffles Hotel and Hajjah Fatimah Mosque frontage | Monument and institutional buildings, not shophouses | Hospitality and worship; sets the streetscape tone | National Monuments; not comparable stock |
| Older commercial mid-road blocks | Mixed older shophouses, some altered or rebuilt facades | Trade, services, small F&B, offices above | May be conserved or not; do not assume |
| Golden Mile Complex end | Large 1970s stepped mixed-use slab with strata units | Mixed commercial and residential strata units | Gazetted for conservation in 2021 per NLB; not a shophouse |
Uses: what Beach Road shophouses are typically used for
On the older commercial blocks the working mix is plain: service businesses, small trade shops, food outlets, and offices or studios on upper floors. Hotels and serviced accommodation nearby supply a steady stream of short-stay visitors, which suits convenience retail, laundry and casual eating more than destination dining.
Where a lot has clear access toward Kampong Glam, boutique retail and specialty food are more plausible, but the permitted use still comes from the Master Plan zoning and the use approved for that specific unit. A shopfront does not automatically permit a kitchen. Read the F&B licensing and change-of-use guide before negotiating.
Residential use above ground level is possible only where the zoning and approvals allow it, and it changes the tax position. The commercial vs residential ABSD breakdown explains why zoning, not appearance, decides it. Check current IRAS rates rather than relying on anything quoted in a listing.
Conservation status along Beach Road
The Kampong Glam Conservation Area, a Historic District gazetted on 7 July 1989, is bounded by Ophir Road, Victoria Street, Jalan Sultan and Beach Road. That wording matters. Beach Road is a boundary, and a building on the road may fall inside the area, or on its edge, or outside it altogether. The area is mostly made up of two-storey Early and Transitional-style shophouses, so the stock closest to Kampong Glam is the most likely to be conserved.
Conservation also exists outside the shophouse category. According to NLB Infopedia, the former Beach Road Camp buildings were gazetted for conservation in 2002 and are part of the South Beach development, and Golden Mile Complex was gazetted in October 2021. These are not shophouses and should never be used as comparables for one.
For a conserved shophouse, URA's guidelines require the facade, roof form and key features to be retained and restored, and conservation permission is needed for additions, alterations or a change of use. A non-conserved older shophouse may be redevelopable within planning parameters, which is a different investment thesis. The URA conservation guidelines buyer manual walks through the checks, and the conservation shophouses for sale page shows how conserved stock is presented.
Transport and MRT access for Beach Road shophouses
Bugis station (EW12 East West Line, DT14 Downtown Line) is the practical gateway for the western end. From there, walkers usually go via Victoria Street or Arab Street toward Beach Road, passing the Kampong Glam district on the way. Rochor (DT13) and Bencoolen (DT21) serve the north-western approaches, and Bras Basah (CC2) is the Circle Line option toward the Civic District.
The eastern end of the road is closer to the Nicoll Highway and Promenade area on the Circle Line, so check the actual walking distance from the specific unit rather than trusting a listing that says near MRT. Buses run along Beach Road and Rochor Road, but routes change, so check current services before relying on them for staff or customers. Large road junctions here can make a short walk feel longer.
Price and rent context for Beach Road shophouses (as of 5 November 2026)
We do not publish a Beach Road price per square foot or rental yield. The road contains conserved freehold rows, older commercial leasehold buildings and strata units in large complexes, and any single number would blend assets that cannot be compared. If a listing quotes an average, ask what it includes.
To build real evidence, start with caveats and transaction records through URA's property market information and commercial data providers, filtered to shophouses rather than strata offices. Separate freehold from leasehold, whole buildings from single units, and conserved from non-conserved. For rent, ask to see signed leases, noting the floor, the lease term, rent-free periods and any fit-out contributions, not only asking rents.
The table summarises the factors that move value on this particular road. The yields and capital growth figures in our historical yields research give wider context, but your valuation should rest on lot-level comparables.
| Factor | Why it matters here | What to check |
|---|---|---|
| Distance to Kampong Glam lanes | Visitor traffic thins quickly with distance from Arab Street and Haji Lane | Walk the route at weekday lunch and weekend afternoon |
| Conservation status | Affects what can be altered and how buyers read scarcity | URA conservation portal and Specific Restoration Guidelines |
| Tenure | Freehold and leasehold lots sit side by side | Title search; remaining lease term |
| Approved use | Decides whether F&B or residential use is lawful | Master Plan zoning and the approved use for the unit |
| Neighbouring development | Hotels and large slabs can help weekday trade but affect character | Planned works and nearby redevelopment |
F&B and retail around Beach Road
The demand pools are hotel guests, office workers from the Bugis and Nicoll Highway side, and visitors drifting from Kampong Glam. That favours convenience and mid-priced eating over fine dining. It also favours operators who can trade across the day, since weekend visitor traffic and weekday office traffic peak at different times.
Retail is mostly services and practical goods, with specialist shops where a niche has built a following. Because tenants change often, we do not name individual businesses, and nothing on this page implies any business is connected to us. Before you commit, observe the unit for a full week if possible and note footfall, delivery access, extraction options and the location of the nearest competing outlets.
If you are weighing a Beach Road unit against the quieter side lanes, read the notes on Arab Street and Haji Lane first, since those streets set much of the visitor expectation for this part of the city fringe.
A Beach Road lot borrows footfall from Kampong Glam only if people can actually walk to it.
Investment and living angle
The case for Beach Road is access and variety: a central address near Bugis, hotels and the city-east boulevard, with a range of building ages and prices that lets buyers choose their risk. The case against is that the streetscape is uneven, traffic is heavy, and the heritage premium that Kampong Glam commands does not automatically extend along the road.
For owner-occupiers, the road suits businesses that want a central address and good staff access: design studios, services, small clinics and specialist retailers. Living here is secondary. Anyone planning residential use should confirm lawful use, neighbouring operators and late-night noise.
Newer buyers who want a stronger heritage setting often start elsewhere in the fringe. The district 7 and 8 city-fringe playbook compares options, and the commercial shophouses for sale and shophouses for rent pages show how stock is presented.

Beach Road shophouse FAQs
Are there shophouses on Beach Road in Singapore?+
Yes, but intermittently. Beach Road has stretches of older and conserved shophouses, mainly toward the Kampong Glam and Bugis end, mixed with hotels, monuments and large 1970s buildings. It is not a continuous shophouse street, so judge each block and each lot separately.
Is Beach Road part of the Kampong Glam Conservation Area?+
Beach Road is one of the four boundaries of the Kampong Glam Conservation Area, gazetted on 7 July 1989, alongside Ophir Road, Victoria Street and Jalan Sultan. Whether a particular building is conserved depends on its lot, so check URA's conservation portal for the address.
How do I find a Beach Road shophouse for rent?+
Search commercial listings and agents who cover the Kampong Glam and Bugis area, then verify each unit's approved use, floor area and landlord consent for your trade. Ask for comparable signed leases rather than asking rents. Our shophouses for rent page explains how listings are presented.
Is a Beach Road shophouse a conservation shophouse?+
Not necessarily. Some Beach Road buildings are conserved and others are simply older commercial buildings. Conservation status applies to the individual lot, and it changes what you can alter and how a buyer values scarcity. Confirm it on URA before paying any heritage premium.
What was Golden Mile Complex and does it matter for shophouse buyers?+
According to NLB Infopedia, Golden Mile Complex is a 16-storey mixed-use building at the Beach Road and Nicoll Highway end, opened in 1972 and gazetted for conservation in October 2021. It is not a shophouse, but it shapes the surrounding streetscape and should not be used as a price comparable.
Which MRT station is nearest to Beach Road shophouses?+
Bugis (EW12 and DT14) is the usual gateway for the western end. Rochor (DT13), Bencoolen (DT21) and Bras Basah (CC2) serve nearby approaches, and Nicoll Highway is closer to the eastern end. Walking distance depends on the unit, so measure it yourself.
Is Beach Road good for F&B shophouses?+
Selected lots can work, especially near Kampong Glam or hotel and office catchments, but it is not a guaranteed dining cluster. Footfall thins with distance from the lanes, and a kitchen needs change-of-use approval and licensing. Check the F&B licensing guide before you sign.
Can foreigners buy shophouses on Beach Road?+
Commercial shophouses typically do not attract Additional Buyer's Stamp Duty, but residential or mixed-zoned property can. Because zoning varies lot by lot along Beach Road, confirm the Master Plan zoning and check current IRAS rates with a tax adviser before exercising an option.
How is Beach Road different from Haji Lane and Arab Street?+
Haji Lane and Arab Street are narrow, walkable lanes inside Kampong Glam known for boutiques and destination food. Beach Road is a busier boundary road with hotels, large buildings and intermittent shophouses. Rent and price evidence from the lanes should not be reused for Beach Road lots.
