The short answer
Singapore banks do finance shophouses, but terms are set by each lender and depend on use, tenure, valuation and your income. MAS's Total Debt Servicing Ratio, currently 55% of gross monthly income for property loans, caps how much you can borrow regardless of how strong the building is.
- TDSR cap
- 55% of gross monthly income
- Loan basis
- Lower of price and valuation
- LTV
- Bank policy for non-residential

1. What lenders assess
| Factor | Why it matters | What to prepare |
|---|---|---|
| Borrower income and debts | TDSR caps total monthly debt at 55% of gross income | Payslips, NOAs, existing loan statements |
| Property use | Commercial and residential-use shophouses are treated differently by banks | URA approved use, tenancy schedule |
| Valuation | Loan is based on the lower of price and bank valuation | Bank panel valuation, comparable sales |
| Tenure | Shorter residual leases reduce appetite and loan tenure | Title and lease documents |
| Building condition | Heritage buildings may need works the bank wants priced in | Surveyor or architect report |
| Borrower type | Individuals and companies are underwritten differently | ACRA profile, financials, guarantees |
2. Understanding TDSR for shophouse buyers
MAS's TDSR framework applies to property loans granted by financial institutions to individuals. It limits the share of gross monthly income that can go to total monthly debt obligations, including the new loan, car loans and credit-card commitments, to 55%.
For investors buying a shophouse with rental income, banks apply their own haircut to rent, so projected tenancy income does not translate one-for-one into serviceability. Ask each bank how it treats rental income and vacancy.
3. Commercial vs residential-use shophouse loans
A shophouse with approved residential use on the upper floors can attract housing-loan treatment for that portion and residential ABSD for the buyer, while a fully commercial shophouse is underwritten as a commercial property loan. The classification flows through to interest rate, tenure and cash-down requirement, so confirm it at the start.
4. Ways to improve your financing outcome
- Get an in-principle approval from two or three banks before bidding
- Present a clean tenancy schedule and use history for the building
- Budget for restoration and compliance works in your cash requirement
- Consider buying via a company only after tax and loan advice, since lender terms and ABSD both change
- Keep a liquidity buffer; vacancy on a single-tenant shophouse hits cash flow hard
5. Interest rates and what not to assume
Mortgage rates move with benchmarks and bank pricing. We do not publish a headline rate because it would date quickly. Compare fixed versus floating offers in writing, and model your numbers at a higher rate than the offer to stress-test the investment.
