The short answer
Shophouses are valued by comparing recent transactions, by capitalising rental income, and by assessing land, tenure, conservation grade and approved use. Banks lend against their panel valuation and IRAS charges stamp duty on the higher of price or market value, so valuation affects both your loan and your tax.

Stamp duty uses the higher of price or market value, so a low off-market price does not cut the bill.

1. Common valuation methods
| Method | How it works | Best used for |
|---|---|---|
| Comparable sales | Adjust recent nearby transactions for size, tenure, use and condition | Most shophouse valuations |
| Income capitalisation | Net rental income divided by a market cap rate | Tenanted commercial shophouses |
| Residual / development | Estimates value after works less costs and margin | Buildings needing major restoration or reuse |
| Cost approach | Land value plus depreciated building cost | Rare for conservation buildings; cross-check only |
Shophouses trade infrequently and are not identical, so comparables are adjusted and ranges are wide. Treat any single psf figure as a rough guide, not a quote.
2. Factors that move shophouse value
- Location and street: dining, office or residential catchment
- Tenure and residual term
- Conservation status and what the guidelines permit
- Approved use per floor, and how easily use can change
- Land size, frontage, rear extent and gross floor area
- Building condition and restoration needs
- Lease profile: rent, term, tenant covenant
3. Bank valuation vs purchase price
Lenders instruct a panel valuer and normally lend against the lower of price and valuation. If the valuation comes in under the price, you fund the gap in cash. Ask your bank how it treats valuation for heritage and mixed-use buildings before you exercise the option.
4. Public data and its limits
URA publishes private property transaction data and SLA records title information. Both are useful for comparables, but descriptions rarely capture condition, approved use or off-market terms. We do not publish average prices on this page because they would mislead for a single lot.
5. When to get an independent valuation
- Large tickets or atypical lots with few comparables
- Buildings with mixed use or unclear approvals
- Partnership or fund purchases that need a record of value
- Pre-restoration versus post-restoration scenarios
