The short answer
Shophouse prices in Singapore vary widely because every building differs in location, tenure, land size, conservation status, approved use and condition. There is no reliable average; compare adjusted transactions for similar lots, and test the price against rental income, restoration cost and financing before you bid.

1. What drives the price of a shophouse
| Driver | Why it moves price | How to check |
|---|---|---|
| Location and street | Dining, office and residential catchments differ sharply | Street-level comparables |
| Tenure | Freehold and long 999-year leases usually command a premium over shorter leases | Title, SLA records |
| Land and floor area | Larger plots and deeper rear space add usable area | Survey plan, URA records |
| Conservation status | Limits change but supports scarcity | URA conservation guidelines |
| Approved use | Commercial, residential and mixed use are valued differently | URA written permissions |
| Condition | Restoration and compliance cost reduces what a buyer can pay | Architect and engineer reports |
| Income | Tenancy and rent support an income-based valuation | Tenancy schedule |
2. How to read shophouse resale price data
Transactions are published through URA's property data and through the registers lawyers use, but they describe a sale, not the building. Two lots on the same street can have different tenure, use, condition and sale terms. Treat headline averages with caution and read the notes on each comparable.
- Match tenure first: freehold with freehold, similar lease terms with similar lease terms
- Match approved use: commercial against commercial, residential against residential
- Adjust for condition: restored against unrestored lots
- Check the date: markets and financing conditions change
- Ask whether the sale included tenants, vacant possession or special terms
3. Price trends: how to think about them
Shophouse transactions are infrequent, so trends are noisy. Rising and falling periods depend on interest rates, rents, tourism, F&B demand, cooling measures and the supply of lots. Use trend commentary as context, then underwrite the specific building. Our yield and appreciation insight page is a good next read.
4. From price to total cost
The price is the start of your capital outlay. Add stamp duty, GST where charged, fees and restoration to reach your all-in cost, then compare with rent. See the total buying costs and stamp duty guides.
