Cairnhill shophouses

An elevated Orchard-fringe residential district where a stretch of conserved two-storey terraces survives among condominiums — a home purchase, not a dining street.

The short answer

A Cairnhill Road shophouse is usually a conserved two-storey terrace house in the URA-gazetted Cairnhill Conservation Area, between Orchard Road and Scotts Road. The stock is small, mostly residential and Late or Art Deco in style. Newton and Orchard MRT are the nearest stations, and buyers should expect residential stamp duty rules.

Cairnhill Road shophouse: what you are actually looking at

People who search for a Cairnhill Road shophouse or a shophouse near Orchard Road are usually picturing a heritage terrace within a few minutes of the shopping belt. Cairnhill can deliver that, but with an important qualification: it is a prime residential neighbourhood first. Cairnhill Road connects Scotts Road and Orchard Road, and the roads around it are dominated by condominium towers, with a limited run of conserved terraces still standing among them.

The terraces were built as homes. That means the commercial-shophouse playbook used on Club Street or Tanjong Pagar does not apply. Our existing Cairnhill area briefing gives the summary view, and the District 09–10 Orchard hub sets the wider context. This page goes deeper on history, architecture, rent and sale questions, and diligence.

History of Cairnhill

According to Singapore Infopedia, the name Cairnhill comes from Charles Carnie, who built a residence around 1840 on what became known as Carnie Hill, later written as Cairn Hill. Cairnhill Road, Cairnhill Circle and Cairnhill Rise all take their names from that house. In the late 1830s and early 1840s, nutmeg plantations flourished across the Tanglin and Claymore areas, and hills were commonly named after the plantation owners who built bungalows on them.

URA describes Cairnhill as a former nutmeg plantation that developed from the turn of the twentieth century as a residential location for the wealthy. Over time much of the area's large bungalows and mansions were redeveloped into high-rise apartments. What endured was a key stretch of terrace houses, which is why the neighbourhood is protected today as a conservation area rather than as a single heritage street.

Streets, shophouse stock and architectural styles

The conserved terraces are concentrated along Cairnhill Road, with the surrounding Cairnhill Circle and Cairnhill Rise forming the wider residential setting. URA notes that the terraces are mostly two-storey and in the Late and Art Deco styles, and that many are raised above the road level and reached by a flight of steps to a terrace. That raised frontage is distinctive and differs from the street-level five-foot-ways of the Chinatown shophouse belt.

Many units from the late 1910s and 1920s feature recessed upper-storey verandahs and balustrades with geometric ventilation blocks or metalwork. Features to look for when you view a lot include:

  • Raised front terraces with entrance steps, rather than a continuous covered walkway at street level.
  • Recessed upper-storey verandahs with balustrades in geometric block or metal patterns.
  • Late and Art Deco façade detailing, which is plainer and more geometric than Early Shophouse ornament.
  • Party walls along the row, so structural works and neighbour coordination matter.
  • Rear additions of varying vintage, whose approved status should be checked against URA records.
  • Condominium towers nearby that can affect privacy, light and noise on individual lots.

Typical uses: homes first, offices rarely, F&B almost never

Residential occupation is the default. Some owners may be able to use part of a home for a small home office within the prevailing rules, but customer-facing F&B or retail is generally the wrong thesis in a Residential Historic District. URA states that conservation permission is required before additions and alterations and before operating any new use, so any change from residential must be approved first.

If your brief is a restaurant, bar or boutique, the realistic search areas are Club Street and Tras Street, where commercial zoning is common, and the F&B licensing and change-of-use guide explains the approvals involved.

URA conservation status: the Cairnhill Conservation Area

URA lists Cairnhill as a Conservation Area, gazetted in July 1989, and applies its Residential Historic District guidelines. Proposed works must comply with the Conservation Guidelines and the Specific Restoration Guidelines, and conservation permission is needed before additions and alterations begin. URA also points to several restoration projects in the area that have won its Architectural Heritage Award, which shows that careful restoration is an established path here.

Our existing briefing advises confirming whether a lot is actually gazetted or merely old, and that remains the right first question. Check the exact address on URA SPACE and the conservation portal. Our URA conservation buyer manual explains how approvals and restoration guidelines work in practice.

Transport: Newton and Orchard MRT

Newton MRT and Orchard MRT are the two stations most associated with Cairnhill. Newton is on the North-South Line and the Downtown Line, while Orchard is on the North-South Line and the Thomson-East Coast Line. Which station is closer depends on where along Cairnhill Road, Circle or Rise the lot sits, and the slope matters on a hot day, so walk the route yourself rather than relying on a map estimate.

Orchard Road bus services and the wider Scotts Road corridor add further options. Parking and driveway access vary by lot, and some terraces have limited frontage for cars. Confirm parking arrangements in writing and check the LTA journey planner for current line details before promoting any listing.

Cairnhill Road shophouse for sale and for rent: price and rent context

As of November 2026 we do not publish a headline price per square foot for Cairnhill, because a handful of heterogeneous terraces cannot support a reliable average. Whole terraces are scarce, so a search for a Cairnhill Road shophouse for sale will often return few or no live listings, and many transactions happen privately or through agents' networks. Where one does appear, treat it as a one-off lot to be priced on its own land area, tenure, condition and conservation status.

For evidence, use URA REALIS or the public URA transaction search, filter by the Cairnhill street names, and read the land area, tenure and date of each caveat. For a Cairnhill Road shophouse for rent, the situation is similar: leasing, when it happens, behaves like high-end residential rather than commercial shophouse rent, so compare against Orchard-fringe landed and prime condominium rents. Our shophouses for rent page is the better starting point for commercial leasing, and our conservation shophouses for sale page shows what is currently listed across the wider conservation belt.

Dining, retail and lifestyle around Cairnhill

Cairnhill itself is quiet. The lifestyle comes from what surrounds it: the Orchard Road retail belt, Newton's hawker and dining options, and landmarks that Infopedia lists in the area, including Tan Chin Tuan Mansion, Cairnhill Arts Centre and Al-Falah Mosque. We make no claims about which individual restaurants or tenants are trading at any time, since tenancies change quickly.

Compared with Emerald Hill, which is a continuous gazetted terrace street, Cairnhill is broader and the terraces are more scattered. For a more coherent terrace setting, read our Emerald Hill neighbourhood guide.

Investment and living angle

Treat a Cairnhill terrace as a lifestyle-and-scarcity purchase. The thesis rests on limited supply, a prestigious Orchard-fringe address and a small pool of owner-occupiers. Buyers seeking a commercial yield will find the numbers hard, because these properties are priced and rented as homes.

The tax profile is residential. Buyer's Stamp Duty applies, and Additional Buyer's Stamp Duty may apply depending on residency and property holdings; rates are set by IRAS and change, so confirm them before committing. Our commercial versus residential ABSD breakdown explains why the commercial-shophouse pathway does not transfer here, and our conservation investing guide covers the lifestyle-versus-yield trade-off.

Do not pay a conservation premium for a building that is merely old. If the terrace is gazetted, budget for specialist restoration, longer approval timelines and heritage-grade materials.

Due-diligence checklist for a Cairnhill terrace

Before making an offer, work through the following.

  • Confirm on URA SPACE whether the exact lot lies inside the Cairnhill Conservation Area.
  • Obtain an SLA title search for tenure, land area and any encumbrances.
  • Compare approved plans with the built reality, especially rear extensions and attic works.
  • Commission a structural survey covering party walls, roof timbers, damp and drainage.
  • Ask your lawyer to model stamp-duty exposure for your buyer profile before exercising the option.
  • Price restoration separately, with a contingency, and test the neighbouring condominium's impact on light and privacy.

Nearby neighbourhoods

The closest comparable is Emerald Hill, a short distance away. For quiet conserved terraces on the CBD side of town, look at Neil Road and Spottiswoode. The full list lives on the neighbourhoods hub.

Market commentary on this page is directional and reflects our reading as of November 2026. It is not a valuation, quotation or offer. Frequently Asked Questions

Are there shophouses on Cairnhill Road?+

Cairnhill Road has a stretch of conserved two-storey terrace houses in Late and Art Deco styles. They are residential terraces rather than ground-floor trading shophouses, so treat them as homes.

Is Cairnhill a conservation area?+

Yes. URA lists the Cairnhill Conservation Area, gazetted in July 1989, under its Residential Historic District guidelines. Always confirm whether a specific lot falls inside the boundary.

Is there a Cairnhill Road shophouse for sale right now?+

Listings are rare because the stock is small and trades infrequently. Check live listings, ask agents for off-market lots, and use URA transaction data to benchmark any asking price.

Can I find a Cairnhill Road shophouse for rent?+

Rental supply is limited and behaves like high-end residential leasing, not commercial shophouse leasing. Compare against Orchard-fringe landed and prime residential rents.

Is there a shophouse on Orchard Road I can buy?+

Orchard Road is dominated by malls and towers. The nearest heritage terraces are on Emerald Hill and Cairnhill, which are residential, so a commercial shophouse brief usually points to the CBD instead.

Which MRT stations are near Cairnhill?+

Newton and Orchard MRT are the two most associated stations. Which is closer depends on the lot, so walk the route and check the LTA map for current line details.

Will I pay ABSD on a Cairnhill terrace?+

Possibly. The terraces are residential, so Buyer's Stamp Duty applies and ABSD may apply depending on your residency and holdings. IRAS sets the rates and they change, so verify before committing.

How is Cairnhill different from Emerald Hill?+

Emerald Hill is a coherent gazetted terrace street of mostly Peranakan-influenced houses. Cairnhill is a broader residential area where a smaller, scattered set of Late and Art Deco terraces survives among condominiums.

Can I run a café or restaurant from a Cairnhill terrace?+

Generally not. Customer-facing F&B in a residential conservation district usually needs URA conservation permission and is often resisted. Look to commercial-zoned streets such as Club Street or Tras Street instead.
